Property Management

Peace of mind, reliability and efficiency are what is required of a management company and that is exactly what we offer our clients. Our service ensures that your property is well maintained and always ready for your tenants whether your property is rented out for holiday or long term lets.

An initial visit to your property will take place where photographs will be taken and a full inventory of the contents will be produced. We can also check on your property on a regular basis and during severe weather conditions and report back to you.

Letsrentinspain.com can also manage your bills for you if you do not live in Spain. We can help set up online accounts for your electric and telephone, monitor them to view status to ensure bills are being paid on time therefore saving time and money if re-connections are needed.

We have three different management packs that we offer our clients and they are as follows:

PREMIER PACK:

  • Management and monitoring of domestic bills; electric, water, telephone and community fee.
  • Photographs and a full inventory of contents will be produced.
  • Managing maintenance of private gardens and swimming pools.
  • Bi monthly checks on the property including checks during severe weather conditions and reports sent to you.
  • Free advertising on the website for long or short term rentals.
  • Call outs during office hours e.g. to liaise with workman or assisting guests (out of hours call outs will be charged).
  • Basic DIY maintenance.
  • Change over clean and launder (see set charges).
  • Meet and greet guests (see set charges)

Fees:

For the Premier Pack a monthly fee of €45 will be applicable, plus:

  • Long term rentals – 11 month contract – one months rent will be taken as a finders´fee including drawing up of Rental Agreement. If you would like us to manage the property during the rental period, a fee of 10% of rental income is charged. To renew the contract at expiry, 2 weeks rent is charged.
  • Short term rentals – 15% commission will be taken on the value of each booking

STANDARD PACK:

  • Monthly checks on the property including checks during severe weather.
  • Photographs and a full inventory of contents will be produced.
  • Free advertising on the website for long and short term rentals.
  • Emergency call outs during office hours (out of office call out will be charged).
  • Change over clean and launder (see set charges).
  • Meet and greet guests (see set charges).

For the Standard Pack a monthly fee of €30 will be applicable, plus:

  • Long term rentals – 11 month contract – one months rent will be taken as a finders´fee including drawing up of Rental Agreement. If you would like us to manage the property during the rental period, a fee of 10% of rental income is charged. To renew the contract at expiry, 2 weeks rent is charged.
  • Short term rentals – 15% commission will be taken on the value of each booking

ECONOMY PACK:

  • Free advertising on the website for long and short term rentals.
  • Key holding only

Fees:

CHANGE OVER RATES

  • One bedroom property including laundry: €65
  • Two bedroom property including laundry: €75
  • Three bedroom property including laundry: €95
  • Four bedroom property including laundry: €105

MEET AND GREET

If you would like us to meet and greet your guests a fee of €25 is applicable which includes:

  • Opening and airing the property prior to guest’s arrival.
  • Showing guests round the apartment.
  • Showing guests around the complex if applicable.
  • Supplying guests with local knowledge of the area including local supermarkets, restaurants, bars, beaches, local events etc.
  • Welcome packs can be supplied at an additional fee defendant on requirements.
  • A late arrival fee will be applicable if the guest arrives after 10pm.
